Real Estate Brokers represent the seller. Unless you are working with a Buyer’s Agent, it is the Real Estate Broker’s job to obtain the highest price possible for the home and they may not represent your best interests as they must represent the interests of the seller. An appraisal will give you an unbiased opinion of value.
If you are using a mortgage lender they will require that you receive an appraisal. However, if you are not using the traditional methods and are instead paying cash, using equity from another property, obtaining private financing or a seller’s mortgage, it is in your best interest to ensure that the value of the home you are purchasing is supported by the sales activities of the market in which you are purchasing.
